£70m? I watched this 25,000 sqft super mansion take shape over the past 3 years.
It’s design is magnificent, appearing as the ‘Royal Residence’ on a street littered with £20m+ mansions. The lavish home is now being sold ‘off-market’ at £70m.
A substantial increase over the highest sale price on the road is justified by its grandeur, unique yet classical design and tremendous floor space.
+ PRIVACY: Sitting next to an sixties apartment block lacking aesthetic appeal. Apartments overlook the property and gardens. + LOCATION: Situated on ‘The Avenue’ in St. John’s Wood, London, NW8. This road is busy day and night with traffic avoiding a parallel A road. This hasn’t stopped mega mansions selling… the Avenue has the largest houses in the area leading to Regents Park. HOWEVER this is the ‘last’ of the mansions, furthest from the Park, closest to the very busy circular junction at Swiss Cottage. At peak hours, traffic queues outside this home.
+ VIEW / NOISE: Looking over the front of the property, across the road, there is a large school. Do you want to look out of your Master Bedroom suite onto a school? After paying £70m… There’s also the noise of children playing to consider (playgrounds visible from the house), aswell as school buses.
+ VALUE: Undoubtedly this home will be of remarkable spec and its size is unrivalled in all but a handful of properties. What are the ‘comparisons’ ? On the same Avenue, an 11,000 sqft property, sold for £22m in 2018. It was marred by having a zebra crossing outside but otherwise it’s location was preferable.
Currently a 12,000 sqft home is listed for £40m.
So £70m is asking a premium that would have to be justified by a Family buyer genuinely valuing the extra space.
